Santa Pola: salt flats, dunes and Mediterranean living
A working fishing port, flamingo-filled salt flats, ferries to Tabarca and fine sandy beaches. Santa Pola blends authentic local life with still-accessible prices on Alicante's southern coast.
There are coastal towns that live off the postcard and coastal towns that live off the sea. Santa Pola belongs firmly to the second category. Here the fishing boats still head out at dawn, the fish market still auctions the catch at midday and flamingos still turn the salt flats pink at sunset. It is not a set piece. It is a town that works twelve months a year — and precisely for that reason, it has become one of the most compelling residential options on Alicante's southern coast.
Where it is
Santa Pola lies 20 kilometres south of Alicante city, in a sheltered bay facing the island of Tabarca. Alicante-Elche airport is barely a 10-minute drive away. The AP-7 motorway and the N-332 connect the town with Elche (15 min), Alicante city (20 min) and Torrevieja (30 min), placing Santa Pola at the geographical centre of the southern coast.
The municipality covers 58 km² and stretches from the compact town centre beside the port to the eastern urbanisations, taking in the Salinas Natural Park, which occupies a large part of the municipal area. This variety of landscapes — urban, coastal, dune and salt marsh — is hard to find in another town of its size.
Why choose Santa Pola
Santa Pola offers something that is in short supply on the Costa Blanca: authenticity backed by infrastructure. It is not a resort built for tourism, nor a town that empties in winter. With more than 35,000 registered residents — a figure that doubles in summer — it has the critical mass to sustain services, shops and cultural life all year round.
The concrete reasons are plentiful. The Salinas Natural Park is home to over 150 bird species, including flamingo colonies that can be watched from the viewpoints without binoculars. The port connects with Tabarca in a 25-minute ferry crossing — the only inhabited island in the Valencian Community and a Mediterranean marine reserve. And the local food scene revolves around the fresh fish that comes off the boats every morning at the fish market, one of the most active fishing ports in the province.
Add to this a key fact for buyers: prices remain below those in Alicante city and well below localities such as Javea or Altea, with a steady upward trend in values.
What the town is like
Santa Pola is not a linear settlement glued to the beach. It has structure, distinct neighbourhoods and a coastline with very different personalities depending on whether you look west or east.
Town centre
The heart of Santa Pola is compact and walkable. It revolves around the 16th-century Castle-Fortress — built in 1557 on the orders of the Viceroy of Valencia to fend off pirate attacks — which today houses the Sea Museum and exhibition halls. From the castle, the streets lead down to the fishing port, where the daily midday auction of the catch is a spectacle worth seeing.
The centre has the kind of commercial fabric you find in a town that does not depend solely on summer: a municipal market, neighbourhood shops, long-established bars and rice restaurants that Alicante locals frequent on Sundays. Housing consists mainly of apartments of 3 to 6 floors, many refurbished, with prices ranging from 1,800 to 2,400 euros per square metre.
Gran Playa and Varadero
West of the port stretches Gran Playa, Santa Pola's main beach: over a kilometre of fine sand, calm waters and a seafront promenade. It is the most sought-after area for frontline beach property, with residential buildings from the 1980s and 90s offering direct sea views.
Varadero, next to the Marina Miramar sports port, is the zone that has risen most in price in recent years. It contains the most expensive properties in the municipality, with averages reaching 3,300 euros per square metre. Proximity to the sea, the marina (234 berths for vessels of 11 to 60 metres) and the promenade restaurants justifies the premium.
Santiago Bernabeu and the eastern coves
The eastern flank of Santa Pola changes completely. Here the coast breaks into small rocky coves named after Santiago Bernabeu — the legendary Real Madrid president who spent his summers in a house facing them. These are regenerated coves with sand, stretching about 940 metres in total, more intimate and less crowded than Gran Playa.
Above the coves, the urbanisations of Santa Pola del Este offer detached houses, townhouses and apartments with elevated views over the Mediterranean. Prices here sit in a middle range — between 2,200 and 2,800 euros per square metre — and the profile is more residential than tourist. It is an area that attracts families and buyers seeking peace without giving up the services of the town centre, which is five minutes away by car.
Further south, the coast merges with the Natural Park: dunes, untouched beaches and a landscape that seems to belong to another century. Playa de la Gola, between the salt flats and the sea, is one of the few natural beaches left in the province of Alicante.
Prices
The average property price in Santa Pola stands at around 2,600 euros per square metre in early 2026, according to data from Fotocasa, with year-on-year appreciation exceeding 15%. But the range varies greatly by area:
- Town centre and inland: 1,800 to 2,400 euros/m². The most affordable zone, with refurbished apartments at competitive prices.
- Gran Playa and seafront promenade: 2,400 to 3,000 euros/m². The beachfront makes the difference.
- Varadero and the marina: 2,800 to 3,400 euros/m². The municipality's prime zone.
- Santa Pola del Este and the coves: 2,200 to 2,800 euros/m². A good balance between price and quality of life.
Compared with Playa de San Juan (3,500+ euros/m²) or northern Costa Blanca towns, Santa Pola offers an attractive entry point for a municipality with an urban beach, a port and a natural park.

- European retirees: mild climate, nearby healthcare, seafront walks and a cost of living lower than in the more tourist-oriented towns further north.
- Holiday rental investors: summer demand is strong and the season extends thanks to the Tabarca ferry and the natural park, which draw visitors in spring and autumn.
- Nature lovers: salt flats, dunes, a marine reserve and one of the best birdwatching areas in the western Mediterranean.
- Second homes from Madrid and the Basque Country: Santa Pola has historically been the beach town for people from Madrid and the Basque Country, with the AVE high-speed train to Alicante in two hours and the airport ten minutes away.
Santa Pola does not promise glamour or exclusivity. It promises something harder to find: a coastal town that is still a town, with prices that still allow you to buy by the sea without mortgaging your future. And with flamingos in the background.

Frequently asked questions
How much does an apartment in Santa Pola cost in 2026
The average price is around 2,600 euros per square metre, but it varies by area. A two-bedroom apartment in the town centre can be found from 120,000 euros, while a flat on the Varadero seafront easily exceeds 250,000. The price trend is upward, with year-on-year rises of 15% over the past year.
How do you get there from Alicante airport
Alicante-Elche airport is just 10 kilometres from Santa Pola. By car the journey takes about 10 to 12 minutes via the N-332 or the AP-7. There are also buses connecting the airport with Elche and from there to Santa Pola. The planned TRAM extension to Santa Pola, approved by the Valencian regional government, would further improve this link once built.
Can you live in Santa Pola year-round
Yes, and that is one of its great advantages over other coastal towns. Santa Pola has more than 35,000 registered residents, health services, schools, local shops and an active social life all twelve months. It is not a town that shuts down in October — the fishing port, the market and the bars in the centre carry on as normal outside the season.
Is Tabarca island worth visiting
Without question. Tabarca is the only inhabited island in the Valencian Community and is a designated Mediterranean marine reserve. The ferry from Santa Pola takes about 25 minutes and runs several times a day in season. The crystal-clear waters are ideal for snorkelling, and the island's old quarter preserves an 18th-century layout. It is an essential day trip and a selling point for any property in Santa Pola.
Which areas of Santa Pola have the most appreciation potential
The town centre and inland areas, priced between 1,800 and 2,400 euros per square metre, offer the greatest room for growth. Santa Pola del Este also stands out, combining moderate prices with a high quality of life thanks to the coves and proximity to the natural park. Varadero is already the prime zone with less upside, but it offers greater security as an established investment.
