Albufereta: tranquillity and Mediterranean views
Between the Serra Grossa and a crystal-clear beach, Albufereta offers the unhurried pace the Costa Blanca promises. Here is what living here is like.
Some neighbourhoods in Alicante compete on services, nightlife or metres of beach. Albufereta competes on none of those. It competes on silence, on light and on the feeling of being far from the noise without actually being far at all. Nestled between the Serra Grossa and the sea, ten minutes from the centre and five from Playa de San Juan, Albufereta is the choice of those who want to live on the Costa Blanca at the pace the Costa Blanca promises.
Where it is
Albufereta occupies a coastal strip to the north of Alicante, between Cabo de las Huertas (to the south) and Playa de San Juan (to the north). The Serra Grossa — a hill of around 160 metres that separates the neighbourhood from the urban centre — gives the area its sheltered character and its landscape: from many properties you can see the Mediterranean on one side and the mountain on the other.
Albufereta's beach is small compared with San Juan's — about 400 metres of golden sand — but precisely for that reason it is quieter, more intimate and less crowded even in peak August. Shallow waters, a family atmosphere and a row of rice restaurants with sea views complete the picture.
What the neighbourhood is like
Albufereta has a low density for an urban area of Alicante. Mid-rise buildings (4-8 floors), residential complexes with communal pools and some detached houses on the Serra Grossa hillside predominate. This is not a neighbourhood of tower blocks or bustling shopping streets: life moves at a different rhythm.
The street layout follows the terrain, with roads rising and falling along the mountain. This means many properties have views — but also that getting around on foot can be more demanding than in flat areas. A car or public transport is necessary for most journeys.
What the neighbourhood has
- Its own beach: small, accessible on foot from most properties. Chiringuitos and restaurants open for much of the year.
- Dining: the marina area concentrates several restaurants specialising in rice dishes and seafood, with terraces and sea views.
- Natural park: the Serra Grossa offers walking and running trails with panoramic views over the Bay of Alicante.
- Transport: a tram stop in the area (coastal line), urban buses and quick motorway access via Avenida de la Condomina.
What it lacks
- Local shops: the neighbourhood has the basics (a few stores, pharmacies), but for weekly shopping or varied retail you need to head to Fontana (Playa de San Juan) or the centre.
- Schools: there are no schools within the neighbourhood itself. The nearest ones are in San Juan or central Alicante.
- Nightlife: practically non-existent. If you want evening entertainment, this is not your neighbourhood — and the residents are grateful for it.
Future development
Alicante's town hall has signed an urbanisation agreement that envisages the construction of around a thousand new homes in the Albufereta area, 10 % of which will be social housing. Urbanisation works are planned for mid-to-late 2026, with housing construction from 2027 onwards.
This development will significantly expand the neighbourhood's residential offering and bring new facilities and green areas. For current owners it may mean an appreciation of the surroundings, though also a period of construction worth bearing in mind if you are buying now.
Property prices
Albufereta sits in a price range between Alicante's centre and Playa de San Juan:
- Resale with sea views: 2 800-3 500 euros/m². Upper-floor flats with open panoramas are the most sought-after.
- Resale without views: 2 200-2 800 euros/m². Complexes with pools and communal areas.
- Detached houses: scarce and highly prized. Those on the Serra Grossa hillside with sea views command premium prices.
- New build (when the planned development materialises): prices have not yet been announced, but the market anticipates figures in the 3 000-4 000 euros/m² range depending on quality and orientation.

Who is Albufereta for?
Albufereta works especially well for a specific profile:
- Couples and families who prioritise tranquillity over proximity to services. If you are willing to drive for the weekly shop, in return you get a quiet neighbourhood with its own beach and mountain scenery.
- Remote workers who do not need to commute daily to the centre. The tram connection exists, but is less frequent than in San Juan.
- Active retirees looking for mountain walks, the sea a few steps away and a residential atmosphere without crowds.
- Second homes for buyers who want a coastal retreat near the city but with a sense of escape.
If you need intense urban life, varied shops on foot and a school in the same neighbourhood, Albufereta is probably not your first choice — Playa de San Juan or central Alicante fit that profile better.
Albufereta vs Playa de San Juan
The comparison is inevitable because both neighbourhoods are coastal and just minutes apart. The key differences:
- Beach: San Juan has seven kilometres of sand; Albufereta has 400 metres. If beach length is a priority, San Juan wins.
- Atmosphere: San Juan is livelier, with more shops, more people and more activity. Albufereta is more contained, quieter and more residential.
- Price: Albufereta is 10-20 % cheaper than the equivalent zone in San Juan, with similar quality.
- Services: San Juan is self-sufficient; Albufereta relies partly on San Juan or the centre for shopping and schools.
- Nature: the Serra Grossa gives Albufereta a natural setting San Juan does not have. If you value mountain walks as much as the beach, here you get both.

Can you live in Albufereta without a car?
It is difficult. The neighbourhood has a tram stop and bus services, but the frequency is lower than in San Juan or the centre, and the terrain (hills) makes carrying shopping bags on foot uncomfortable. For daily life, a car is practically essential.
Is Albufereta's beach safe for children?
Yes. The beach has shallow waters, fine sand and a lifeguard service in season. It is a family-friendly beach, without strong waves and small enough to keep an eye on children easily.
How will the new development affect the neighbourhood?
The plan envisages around a thousand new homes, green areas and facilities. In the short term there will be construction and landscape transformation. In the medium term, the neighbourhood will gain in services, accessibility and residential choice. If you buy now, there will be a transition period before the neighbourhood reaches its final form.
Is buying in Albufereta a good investment?
The fundamentals are positive: a privileged coastal location, an approved development plan, growing demand and prices still below San Juan's. The main risk is the development timeline (works can be delayed) and the lower liquidity of the resale market in a small neighbourhood. As a medium-to-long-term investment it makes sense; as a short-term speculative play, there are alternatives with faster turnover.
Is there an international community in Albufereta?
Less than in Playa de San Juan or Cabo de las Huertas. Albufereta attracts more Spanish buyers seeking tranquillity than organised expat communities. If international social life matters to you, San Juan or the northern Costa Blanca (Jávea, Dénia, Moraira) offer more in that regard.
